You were cordially greeted at the door because Kai wanted to let everyone know you wit him, anyone else woulda got buzzed in, keys thrown from window, or you would have to wait till' someone randomly opened the door.

Elevator smell explained: Hood folk usually take a piss in the elevator because its quicker and they usually do it on the top floor so it'll drip all the way to the first floor. Therefore smelling up the entire elevator shaft.
